7 Signs Your Utah County Home Needs a New Roof

1. Your Roof Is Leaking

A roof leak is one of the clearest signs of a problem. Water stains on ceilings, damp attic insulation, or bubbling paint can point to roof damage. A small leak can become a much bigger issue if it is ignored.

If the leak is limited to one area, a repair may solve the problem. If leaks are happening in several places, a new roof may be the better option.

2. Shingles Are Missing or Loose

Strong Utah winds can loosen shingles. Missing shingles leave the roof exposed to water. Once water gets under the roof surface, it can damage the underlayment, decking, insulation, and interior of the home.

After a windstorm, check your yard for shingles or shingle pieces. Do not climb on the roof yourself. Call a roofer for a safe inspection.

3. Shingles Are Curling, Cracking, or Buckling

Old shingles may curl at the edges or crack across the surface. This can happen from age, sun exposure, poor ventilation, or weather damage. Curling shingles may not seal well, which makes the roof more likely to leak.

4. You See Granules in the Gutters

Asphalt shingles have small granules on the surface. These granules help protect the shingle from the sun. If you see many granules in your gutters or near downspouts, your shingles may be wearing out.

Some granule loss is normal after a new roof is installed. Heavy granule loss on an older roof is a warning sign.

5. The Roof Looks Saggy or Uneven

A sagging roof should be inspected right away. It may point to damaged decking, trapped moisture, or structural issues. A sagging area is not just a shingle problem. It can be a sign of deeper roof damage.

6. Your Roof Has Storm or Hail Damage

Hail can damage shingles, vents, flashing, and other roof parts. Some hail damage is easy to see, but some is not. Dented vents, damaged soft metal, or bruised shingles may mean the roof should be inspected.

The Federal Alliance for Safe Homes recommends checking the outside of your home and roof after a hailstorm for signs of damage. You can read more from FLASH’s hailstorm safety and damage guide.

7. Your Roof Is Near the End of Its Life

Even a well-built roof will not last forever. If your roof is old and needs frequent repairs, replacement may save money over time. This is especially true if repairs are becoming more common after each storm.

A roofing inspection can help you decide whether roof repair or roof replacement makes more sense. Liberty Roofing of Utah serves homeowners throughout Utah County. Learn more on the Liberty Roofing of Utah County roofing contractor page.

Should You Repair or Replace Your Roof?

If the roof is newer and the damage is small, repair may be enough. If the roof is older, leaking, sagging, or missing many shingles, replacement may be the safer choice. A professional roofer can inspect the roof and explain the options.

Do not wait until a small roof issue becomes a major water damage problem. A timely inspection can protect your home and help you plan ahead.
